Facility Management is an interdisciplinary field primarily devoted to the maintenance and care of large residential, commercial or institutional buildings. Effective FM can result in enhanced customer satisfaction and increase in profitability, whereas inefficient FM can often be the department that brings down a business. Though FM services can be broken into Soft and Hard Services, its scope is extremely broad and covers many areas that require specialized training and skills. Within this wide scope, the three areas of FM that SGE specializes in are:
Sub-contractor management is an important part of ALM and here in the Middle East where most maintenance services are sub-contracted out it is of critical importance to properly plan to manage sub-contractors.
SGE advices clients on sub-contractor management using incentive based Service Level Agreements (SLAs) and Key Performance Indicators (KPIs). These are all monitored and measured with Aladdin’s sub-contractor module that allows clients to set up their own customized KPIs depending on industry and company goals. Further payment of sub-contractors can be based on a Penalty Matrix built into the software. So clients no longer have to rely on data and make payments based on sub-contractor data but instead manage sub-contractors through transparent processes that motivate best performance through incentives.
Advantages of Sub-contracting:
One of the most difficult jobs in ALM is that of a Maintenance Manager. Specifically here in the Middle East where there is a lack of trained crew and technology, the Maintenance Manager spends most of his day attending to one emergency after another. This leaves him with no time to put in place Preventative and Predictive Maintenance, which substantially impact the operating costs and life of assets.
SGE works with Maintenance Managers to plan not only industry standard Preventative Maintenance but also Predictive Maintenance, which is the now the norm in western countries and still making its way to the region. Planned Maintenance is defined as any kind of maintenance, which is pre-planned and consists of Preventative and Predictive Maintenance.
Preventive Maintenance is a maintenance plan based on the pre-planned activities regardless of the condition of an asset at that time. Examples of Preventative Maintenance include:
Predictive Maintenance is a maintenance plan based on the following asset monitoring and analyzing activities used to forecast the failure of an asset.
For clients with big real estate investment portfolios, FM is a big expense and also a critical area that they require specialized expertise that is beyond the scope of their core business. SGE acts as the Client Representative on site and manages, monitors and measures FM activities to keep down costs and increase customer satisfaction. This is done by benchmarking all FM services against international standards and through regular reporting to the clients. While SGE is the client’s eyes and ears on site, the client can directly have a pulse on the FM activities through Aladdin’s Client Dashboard reflecting all the FM KPIs.
